When a leak causes discoloration, bubbling or dripping water from your ceiling it can be a frustrating task to locate the actual origin of the source of the problem. Ceiling leaks can be relatively easy to repair or a very complex problem requiring the replacement of the entire roof. All ceiling leaks need to be located and fixed before significant damage to the interior of your home escalates. Ceiling leaks caused by roof leaks have devastating damage and can lead to mold growth which lead to costly repairs. Safety is a primary factor when accessing a roof. Roofs can be extremely dangerous and caution is the key. If you are uncomfortable and don’t feel safe with heights or pitched roofs an experienced roofer should be consulted. The roofing contractor will be able to provide detailed elements of the job and will have the experience to answer any questions you may encounter. One of the easiest ways to locate a ceiling leak is to run water on the roof with a garden hose until the ceiling begins to leak. This will allow the opportunity to follow the leak from its entry point to the finished living space. Even though the ceiling shows signs of water damage does not mean the leak is in the vicinity. Water can travel extensively in the attic until it locates the lowest point and pools. The first step should be identifying the area of the ceiling leak. If the leak is located below an attic space or directly below the roof edge surface, there is sustainable suspicion it is caused by damage to the shingles or other roofing material that is utilized in the roofing process. If possible, or if you need to call in an expert, the attic needs to be accessed to locate any wet insulation or dripping water from the rafters and frame work. Pull back the insulation and examine the area for evidence of water damage.If the drywall beneath this area is where the water is entering your home you have probably located the source of the ceiling leak. There is no one “fix it “ method due to the cause being so diverse in ceiling leaks. If a puncture is evident resulting from wind damage, hail damage, tree limbs, or perhaps an animal and has created a significant hole in your roof let these conditions be handled by a professional due to the complexity of the repair. These repairs require various steps from re-framing, replacing sheathing and shingles that require the expertise of professional roofers to ensure the problem has been fixed and will not cause problems in the future. If there is no evidence of a large puncture other avenues need to be investigated which may result in one or more of the following related to ceiling leaks. Flashing, sealant and vent boots are primary reasons you have a ceiling leak related to your roof. .
Flashing: Flashing is usually made of sheet metal or plastic. It is placed under the venting pipes under your roofing materials. When flashing gets cracked, worn or becomes loose these areas become susceptible to rain and moisture and lose their effectiveness. If this is your problem the flashing needs to be removed and replaced with new flashing. This procedure requires removal of shingles to expose the flashing, re-sealing with sealant and replacement of shingles.
If your flashing looks in good repair another culprit could be your sealant is worn. Sealant is used to seal the edges of flashing. When sealant becomes aged or begins cracking it loses its sealing ability resulting in leaks. If so, the sealant needs to be added around and under the flashing.
If during the inspection of your attic and rafters you discovered the vent boot is located right above the ceiling leak. A damaged vent boot could be the cause of your ceiling leak. The vent boot acts as a sealant around the vent against any moisture buildup, much like flashing seals other areas of your roof. If you find evidence of damage the vent boot needs to be removed and replaced. Surrounding areas need to be lifted, vent nailed down and re-caulked. All material lifted or removed to perform this task should be placed back to their original form.
